CRAR came into force on the 6th April 2014.

In order to use CRAR a commercial landlord must provide 7 clear days notice of enforcement. Once this duration has expired you can instruct our certificated enforcement agents to take control of goods at the premises

Commercial Rent Arrears Recovery (CRAR) Process

Once instructed we send a Notice of Enforcement giving 7 clear days to pay the outstanding rent, or setup a suitable payment plan the Commercial landlord is happy with

If the commercial tenant fails to pay once the notice has expired, our certificated enforcement agents(bailiffs) will visit the address where the rent is due. On the first visit our enforcement agents have a good collection rate of obtaining payment in full.

If payment is not made in full, the enforcement agents will take control of the commercial tenants goods and enter into a Controlled Goods Agreement.

If the tenant fails to make any payment or defaults on arrangements setup, we will return to the premises with the commercial landlords approval and remove the goods.

CRAR is only used to recover rent under a commercial lease, VAT and interest. It cannot be used to recover rates, service charges or insurance premiums.
